-2- <br /> PA-2300215 (MS) <br /> 2) The remainder parcel shall be designated and labeled as "Designated Remainder" on the <br /> Parcel Map. (Subdivision Map Act Section 66445) <br /> 3) For future development of"Designated Remainder" improvements [including but not limited <br /> to: roadway widening, shoulder, curb gutter and sidewalk, water/storm drainage/sewer <br /> facilities] shall be provided in accordance with the County development requirements for <br /> "Section 600: Infrastructure Standards and Service Financing" of the San Joaquin County <br /> Development Title, and shall be noticed by a statement on the Parcel Map and by a <br /> recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section 66424.6). <br /> 4) All easements of record shall be shown on the Parcel Map. (Development Title Section 9- <br /> 505.080) <br /> 5) The owner shall execute an Irrevocable Offer to Dedicate Road to result in a forty-two (42) <br /> foot wide right-of-way from the centerline of Eight Mile Road to the property line across the <br /> parcel's frontage. (A fee based on the current fee schedule is required for processing per <br /> Development Title Section 9-802.020[c] in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication.) (Development Title Section 9- <br /> 608.060) <br /> Informational Notes: <br /> (i.) At the time the parcels are developed, the developer shall provide drainage facilities in <br /> accordance with the San Joaquin County Development Standards. <br /> (ii.) Any construction activity that results in the disturbance of at least one (1) acre of soil shall <br /> require a State NPDES construction permit. Dischargers whose projects disturb 1 or <br /> more acres of soil or whose projects disturb less than 1 acre of soil and is not part of a <br /> larger common plan of development, are required to obtain coverage under the current <br /> General Permit for Discharges of Storm Water Associated with Construction Activity. <br /> (iii.) This property is subject to the requirements of San Joaquin County Mosquito &Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the <br /> prevention of mosquitoes. Best Management Practices (BMP) guidelines for stormwater <br /> devices, ponds and wetlands are available. <br /> CH:GM <br />
