CONDITIONS OF APPROVAL <br />PA -2300225 <br />TIM MILLER TRUST ET AL. / DILLON & MURPHY <br />Lot Line Adjustment Application No. PA -23000225 was approved by the Community Development <br />Department on December 14, 2023, which is the effective date of approval. This approval will expire on <br />June 14, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the site plan dated October 2, <br />2023. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped, and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br />c. WILLIAMSON ACT CONTRACT: The property owner shall cancel the current contract for all parcels <br />below 10 acres in size prior to recording the "Notice of Lot Line Adjustment". The "Notice of Lot Line <br />Adjustment" shall not be recorded until the Williamson Act cancellation application has been deemed <br />complete. Filing Fees are required for this application. (Government code sections 51257 and 51222) <br />d. LOT WIDTH: The following requirements shall apply: <br />1. Parcel 2 shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br />(Development Title Section 9-203.030) <br />2.
