KISST <br /> Zoning Compliance Review No. PA-2300214 was approved by the Community Development <br /> Department on December 13,2023,which is the effective date of approval.This approval will expire on <br /> December 13, 2026, which is 36 months from the effective date of approval, unless (1) all Ordinance <br /> Requirements have been complied with, and(2) all necessary permits from other agencies have been <br /> issued and remain in force. <br /> Those requirements followed by a Section Number have been identified as Ordinance Requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. ZONING COMPLIANCE REVIEW ROUTING FORM: Submit a"Zoning Compliance Review Routing <br /> Form"as part of the Zoning Compliance Review application. The Zoning Compliance Review Routing <br /> Form must include a site plan that shows drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the"ZONING <br /> COMPLIANCE REVIEW CHECKLIST" for details). A fee is required for the routing form review. <br /> (Development Title Section 9-802.020) <br /> b. APPROVED USE: This approval is to establish a landscape business and wholesale nursery <br /> consisting of 2 shade structures totaling 8,400 square feet as shown on the site plan dated November <br /> 9, 2023. (Use Type: Nursery Sales and Landscaping Services) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1. A minimum of 9 parking spaces shall be provided. (2 spaces for every 1,000 gross square feet.) <br /> (Development Title Section 9-406.040) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. All off-street parking areas that are used at night shall be provided with exterior lighting. <br /> (Development Title Section 9-406.060[m]) <br /> 2. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted,except onto public roads, provided, however, that such light shall <br /> not cause a hazard to motorists. All lighting shall be on a time clock or photo-sensor system so as to be turned off during daylight <br /> hours and during any hours when the parking area is not in use. This requirement does not <br /> apply to security lighting. (Development Title Section 9-406.060[m][2]) <br /> f.
