v) Compact parking spaces shall be a minimum seven and one-half (7'/2) feet wide and 16 feet <br /> long, be individually designated as a compact space, and make up no more than twenty-five <br /> percent(25%)of the required spaces. (Development Title Section 9-1015.5[c]) <br /> vi) All parking stalls and directional arrows must be delineated with paint.(Development Title Section <br /> 9-1015.5[d]) <br /> Timing: Improvement Plans, Building Permits. <br /> I. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> i) Access driveways shall have a width of no less than 24 feet for two-way aisles and 16 feet for <br /> one-way aisles. (Development Title Section 9-1015.5M [g]) <br /> ii) Parking lot drive aisles shall be 24 feet wide. (Mountain House Commercial, Office & <br /> Industrial Design Manual) <br /> iii) The design of the driveway and traffic circulation plan for the project site shall be incorporated <br /> into the construction plans. <br /> iv) Consistent with Mountain House Community Services District condition No. 5.s., a reciprocal <br /> access, maintenance and parking agreement shall be provided for the two lots and recorded <br /> concurrently with any mapping activity. <br /> Timing: Improvement Plans, Building Permits, Final Map. <br /> m. LIGHTING: Lighting shall be provided and comply with thefollowing: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> iii) Developer shall be responsible to develop an updated Photometrics evaluation of the <br /> proposed project prior to Building Permit Issuance. The Photometrics evaluation shall <br /> demonstrate compliance with the light and glare concerns. <br /> Timing: Improvement Plans, Building Permits. <br /> n. CONSTRUCTION NOISE: The following measures shall be implemented during <br /> construction: <br /> i) Construction shall be restricted to the hours of 7:00 AM to 6:00 PM on weekdays. Extended <br /> hours which may include Saturdays and Sundays may be allowed through prior notice to <br /> adjacent residents and landowners, and prior approval of the MHCSD for infrastructure <br /> construction and CDD for building permits. <br /> ii) All internal combustion engines shall be equipped with exhaust mufflers that are in good <br /> condition and appropriate for the equipment. <br /> iii) Arrange all construction equipment and truck routes to minimize travel adjacent to <br /> occupied residences. <br /> PA-2300280 and PA-2300281 —Conditions 3 <br />
