CONDITIONS OF APPROVAL <br /> PA-2400004 <br /> MINARD & VIVIAN ANNE ROORDA TRUST / QUARTAROLil & ASSOCIATES , INC . <br /> Lot Line Adjustment Application No . PA- 2400004 was approved by the Community Development <br /> Department on April 10 , 2024 , which is the effective date of approval . This approval will expire on <br /> October 10 , 2026 , which is 30 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact Staff : ( 209 ) 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment between as shown on the site plan <br /> dated January 8 , 2024 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded <br /> prior to conveyance of property through deeds by the owner . Legal descriptions of the <br /> resultant properties shall be submitted to the Surveyor's Division for review and forwarding to <br /> the Community Development Department . The legal descriptions shall be prepared , stamped , <br /> and signed by a Registered Civil Engineer , qualified to practice Land Surveying per Section <br /> 8731 of the Land Surveyors ' Act , or a Licensed Land Surveyor . ( Development Title Section 9 - <br /> 511 . 050 [b] ) <br /> c . LOT SIZE : Each parcel shall be a minimum of two acres in size . <br /> d . LOT WIDTH : The following requirements shall apply : <br /> 1 . Parcel 2 shall have a minimum lot width of 330 feet , measured at the front yard <br /> setback line . PROPERTY LINE SETBACK : The existing agriculture storage building shown on the east of <br /> the rear property line for Parcel 1 shall be setback a minimum of 10 feet from the proposed <br /> property line .
