CONDITIONS OF APPROVAL <br /> PA-2400024 <br /> STEVEN & DEBRA COMBS / SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No . PA-2400024 was approved by the Community Development <br /> Department on April 10 , 2024 , which is the effective date of approval . This approval will expire on <br /> October 10 , 2027 , which is 30 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . APPROVAL : This approval is for a Lot Line Adjustment between as shown on the site plan <br /> dated February 5 , 2024 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded <br /> prior to conveyance of property through deeds by the owner . Legal descriptions of the <br /> resultant properties shall be submitted to the Surveyor's Division for review and forwarding to <br /> the Community Development Department . The legal descriptions shall be prepared , stamped , <br /> and signed by a Registered Civil Engineer , qualified to practice Land Surveying per Section <br /> 8731 of the Land Surveyors ' Act , or a Licensed Land Surveyor . ( Development Title Section 9 - <br /> 511 . 050 [b] ) <br /> c . WILLIAMSON ACT CONTRACT : The property owner shall rescind the current contract and <br /> shall enter into a new contract prior to recording the " Notice of Lot Line Adjustment" . The <br /> " Notice of Lot Line Adjustment" shall not be recorded until the Williamson Act Contract <br /> application has been deemed complete . Filing Fees are required for this application . <br /> ( Government Code Section 51257 ) <br /> d . LOT SIZE : Parcel 1 , Parcel 2 , and Parcel 3 shall be a minimum of 2 acres in size . <br /> e . LOT WIDTH : The following requirements shall apply : <br /> 1 . Parcel 2 , Parcel 3 , and Parcel 4 shall have a minimum lot width of 330 feet , measured <br /> at the front yard setback line . An Improvement Plan application for a <br /> Private Right- of- Way shall be required before issuance of a non - agricultural building permit for proposed Parcel <br /> 2 , Parcel 3 , and Parcel 4 . <br /> Parcel 4 is under Williamson Act Contract No . WA- 03 - C1 - 0134 .
