LFG may need to be investigated if the site or adjacent properties <br />are considered for property transfer or development. These recommendations should be conveyed to the <br />owners of the properties and any potential buyers as a disclosure with a condition to correct these conditions <br />as a requirement for property transfer or post-closure land-use. <br /> <br />Additional investigation may be necessary for all properties considering clean-closure to determine the costs <br />to clean close the site. <br /> <br />All property transfers for this site should disclose to owners that residential use of the site is not consistent <br />with the presence of a landfill and hazardous constituents present at the site. <br /> <br />An owner could enter into a voluntary clean-up agreement with DTSC to oversee investigation and <br />remediation, however the entire landfill would need to be considered, not just individual parcels. <br /> <br />There are real estate property rescission options for owners who purchase contaminated parcels <br />see attached. <br /> <br />Glenn <br />
