(Partner), on behalf of Mr. Michael Gurev with Freeman Firm, a <br /> Professional Law Corporation, has prepared this Subsurface Investigation Work Plan for the property <br /> addressed at 306 North Ham Lane in Lodi, California (herein referred to as the "subject property"). <br /> Project History <br /> Partner completed a draft Phase I Environmental Site Assessment Report (Phase 1) for the subject property, <br /> dated March 8, 2023, on behalf of Sierra View Tax & Consulting. Based on the information reviewed and <br /> the site reconnaissance,the subject property consists of one parcel of land comprising 0.88 acre located on <br /> the east side of North Ham Lane within a mixed residential, commercial, and retail area of Lodi, San Joaquin <br /> County, California. The subject property is currently developed with a single-story building, which was <br /> constructed in 1962 and is occupied by Lakewood Plaza which includes various commercial/retail tenants <br /> such as Lakewood Meats & Sausage, Lakewood Nails, Little Caesar's, Ironside Muay Thai Gym, and Lodi <br /> Laundromat. On-site operations consist of retail food preparation, sales, management, nail and beauty <br /> activities,fitness classes,coin-operated laundry services,administrative and property maintenance activities. <br /> In addition to the current structure, the subject property is improved with asphalt-paved parking areas, <br /> associated landscaping, and drainage features. <br /> According to historical sources, the subject property was formerly developed with agricultural land as early <br /> as 1937 to circa 1949; vacant land in 1957; and developed with the current structure in 1962. Tenants on <br /> the subject property have included various commercial/retail occupants including 2 Launderette (1970); <br /> May's One Hour Martinizing Cleaners (1970-1975); Lakewood One Hour Cleaners (1975-1980); Lakewood <br /> Dry Cleaners (1980-2013).
