(AGI) has prepared this Site Assessment Report for <br /> the property located at 306 and 308 North Ham Lane, Lodi, California (site or subject <br /> property). <br /> The scope of work included the advancement of six borings for collection of soil samples <br /> and the installation and sampling of triple-completed soil-vapor sampling points. Two sub- <br /> slab points were also installed and sampled. Site structures and boring locations are <br /> depicted in Figures 1. <br /> 1.0. INTRODUCTION/BACKGROUND <br /> A former dry-cleaning facility operated within suite 308A of the property building. An initial <br /> investigation was performed by Partner Engineering and Science, Inc. (Partner) in July <br /> 2023, and included the collection of soil, soil-vapor, indoor air, and groundwater samples. <br /> According to Partner, tetrachloroethylene (PCE), a dry-cleaning solvent, was "not <br /> detected in the analyzed soil and groundwater samples at concentrations exceeding <br /> regulatory screening criteria". However, PCE was detected in soil vapor samples at <br /> concentrations ranging between 250 micrograms per kilogram (pg/1) and 7,000 pg/I <br /> micrograms per kilogram (ug/kg) and in sub-slab sample at concentrations between 2,000 <br /> and 13,000 pg/l, respectively. Dry-cleaning constituents were reported in indoor air <br /> samples, though below regulatory screening levels. <br /> Based upon results of the samples collected by Partner, AGI determined that additional <br /> investigation was warranted to determine the lateral and vertical extents and overall <br /> magnitude of the chlorinated hydrocarbon impact and any other associated volatile <br /> organic compounds. <br /> 837 Shaw Road • Stockton, CA 95215 <br /> Telephone (800) 51 1-9300 • Fax (888) 445-8786 <br />
