Revised Remedial Action Plan
Mo3illin Real Estate Investment Property
2154 South El Dorado Street,Stockton,California
Page 9
In addition to the analyses listed in the table below, a soil composite sample will also be analyzed
for California Assessment Manual 5 Metals by EPA Method 6010 for disposal purposes. Once the
analytical results are reviewed, a proper disposal method will be determined. A total of twelve
(12)soil samples from borings (MPE-1 through MPE-6) will be analyzed for the following:
Analysis Abbreviation Desi nation USEPA Method No.
Total Petroleum Hydrocarbons TPHg Gas/Diesel-
as Gasoline Range 8260M
Total Petroleum Hydrocarbons TPHd Hydrocarbons
as Diesel
Benzene
Toluene Aromatic
o e
Eth uenene BTEX Volatile
Organics
X lenes Total
Tertiary Butyl Alcohol TBA 8260B
Methyl Tertiar , Butyl Ether MTBE
Five Fuel
Di-isopi-opyl Ether DIPE
Oxygenates
Ethyl Tertiary Butyl Ether ETBE
Tertiary Ara 1 Methyl Ether TAME
Groundwater Monitoring Well Development
The services of a California C-57 licensed drilling contractor will be utilized to assist with the
development of the newly installed MPE wells. Prior to well development activities, each well
will be opened to allow for equilibration. Measurements of the depth to water and total depth of
each well will be taken and recorded. Surging of each MPE well for 15 minutes will be completed
to flush sediment from the well screen and the filter pack. Following well surging, two (2) well
volumes will be removed from the well through disposable bailer. The wells will be allowed to
recover (keeping track of the time it takes to recover) at which point a 2-inch submersible pump
will be placed approximately six (6) inches off the bottom of each well. Once in place, at least
three(3)well casing volumes will be pumped at a rate that is monitored to be the equivalent of the
recharge rate at each MPE well. Water quality parameters temperature,pH,specific conductance,
dissolved oxygen, and turbidity will be measured during the purging of each monitoring well using
a Horriba U-50 (or similar) muttiparanreter instrument. After each well is pumped, Apex will
collect grab groundwater samples for analysis of TPHg,BTEX,TPHd,and the five fuel oxygenates
by EPA Method 8260,
To prevent cross contamination in the wells and groundwater samples, all equipment will be
decontaminated prior to use and in between use in each well using LiquinoxIM and rinsing with
clean water. All purge and development water will be retained ousite in Department of
Transportation-approved 55-gallon steel drums, pending proper disposal at an off-site location
under manifest,
