The existing building contains a <br /> 6,115 square foot retail sales and service facility and a 1,885 square foot religious <br /> assembly; located on the north side of East Waterloo Road, 200 feet west of North <br /> chronicle Avenue, Stockton. (Supervisorial District 2) <br /> OWNER: Luis Santiago Garcia APPLICANT: Dean Gilman <br /> ADDRESS: 3033 E. Waterloo Road, Stockton APN: 119-280-04 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood <br /> Hazard Area. <br /> Waterloo Road has an existing right-of-way width of 80 feet(40 feet n/o centerline) and a planned right- <br /> of-way width of 110 feet. <br /> The site is within the Phase 1 area of the National Pollutant Discharge Elimination System (NPDES). <br /> RECOMMENDATIONS: <br /> 1) The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee <br /> is due and payable prior to issuance of the building permit. The fee will be based on the current <br /> schedule at the time of payment. (Development Title Section 9-818.4 and Resolutions R-91-327, <br /> R-94-185 and R-97-5) <br /> 2) The owner shall execute an Irrevocable Offer to Dedicate Road to result in a fifty-five (55)foot <br /> wide right-of-way from the centerline of Waterloo Road to the property line across the parcel's <br /> frontage.
