FINDINGS FOR MINOR SUBDIVISION <br /> PA-2500251 <br /> NAJU DAH/NAJU DAH <br /> 1. The proposed subdivision, together with the provisions for its design and improvement, is consistent <br /> with the General Plan, any applicable Specific Plan, pre-existing Special Purpose Plan, or Master Plan, <br /> the Development Title, and other applicable provisions of the County-Code. <br /> • Minor Subdivision No. PA-2500251 is consistent with the General Plan because the R-R <br /> (Rural Residential)zoning of the subject parcel permits the proposed division, and the R-R <br /> zoning district is consistent with and implements the parcel's R/R General Plan land use <br /> designation within the Morada(Urban)Community.The subdivision proposes to create four <br /> lots and a Designated Remainder, each meeting or exceeding the R-R minimum lot size <br /> requirement of one acre,as well as the minimum lot width of 150 feet and minimum lot depth <br /> of 65 feet. The proposal therefore complies with the applicable development standards of <br /> the Development Title. No Master Plan, Specific Plan, or Special Purpose Plan applies to <br /> Minor Subdivision No. PA-2500251. <br /> 2. The site is physically suitable for the type of development and the proposed density of the development. <br /> • The site is physically suitable for the type of development proposed and for the proposed <br /> density because the number and size of the parcels are consistent with the R/R General Plan <br /> designation and the R-R zoning district.The subdivision creates four lots ranging from 2.00 <br /> to 2.33 acres and a 2.00-acre Designated Remainder, all of which exceed the minimum one- <br /> acre lot size requirement and comply with the required lot width and depth standards of the <br /> R=R zone. Each parcel is of adequate size and configuration to support future residential <br /> development in compliance with County standards. The parcels will be served by on-site <br /> wells, septic systems, and natural drainage. Lots 1 and the Designated Remainder have <br /> direct access to East Foppiano Lane, and Lots 2, 3, and 4 will be served by a proposed <br /> private access easement. All applicable Development Title requirements and minimum <br /> County standards can be met. <br /> 3. The proposed subdivision, together with the provisions for its design and improvement, are not likely to <br /> cause substantial environmental damage or substantially and avoidably injure fish or wildlife or their <br /> habitat, unless an Environmental Impact Report (EIR) was prepared and a finding was made that <br /> specific economic, social, or other considers make the mitigation measures or project alternatives <br /> infeasible, pursuant to Section 21081(a)(3) of the Public Resources Code. <br /> • The design of the subdivision is not likely to cause substantial environmental damage or <br /> substantially and avoidably injure fish or wildlife or their habitat because the project <br /> consists solely of the creation of four lots and a Designated Remainder,and no development <br /> is proposed at this time. Any future development will be subject to applicable County <br /> regulations and environmental review to ensure protection of biological resources. <br /> 4. The proposed subdivision, together with the provisions for its design and improvement, is not likely to <br /> cause serious public health problems. <br /> • The design of the subdivision and the type of development proposed are not likely to cause <br /> serious public health problems because the project consists solely of a land division.
