FINDINGS FOR TIME EXTENSION <br /> PA-2500245 <br /> GLEN A. RIGSBEE/GLEN A. RIGSBEE <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General <br /> Plan, any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other <br /> applicable plan adopted by the County. <br /> • The establishment, maintenance and operation of the use does not conflict with the <br /> General Plan because the use proposed in application PA-2000216 is consistent <br /> with the C/G (General Commercial)General Plan designation,which in turn is permitted <br /> in the C-G (General Commercial)zone. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other <br /> necessary facilities have been provided, and the proposed improvements are properly related <br /> to existing and proposed roadways. <br /> • Adequate utilities, access roads, sanitation, drainage and other necessary facilities <br /> have been provided and the proposed improvements are properly related to existing <br /> and proposed streets and highways because all utilities, improvements, and other <br /> facilities are existing or will be provided as reflected in the approved site and/or <br /> improvement plan(s). <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • The applicant submitted Deviation application No. PA-2100159 for the reduction in rear <br /> yard setback from 20 feet to 14 feet 6 inches to accommodate the proposed expansion. <br /> With approval of this Deviation, the property involved is of adequate size and shape to <br /> accommodate the proposed use and all yards, building coverage, setbacks, parking <br /> areas and other requirements of this Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or <br /> welfare, or be injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because it was determined that the project will not be <br /> detrimental to the public health, safety, or welfare, and will not be injurious to the <br /> property or improvements of adjacent parcels. Additionally, no significant impacts <br /> have been identified. Therefore, a Notice of Exemption will be filled pursuant to State <br /> CEQA Guidelines Section 15061(b)(3). <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because with the Conditions of Approval the proposed use <br /> will not interfere with or alter the current uses on adjacent properties. <br /> PA-2500245- Findings 1 <br />
