(Development Title Section 9-1015.5[b]) <br /> (4) Parking spaces shall be provided for persons with disabilities as required by Chapters 11A and <br /> 11B of the California Building Code. <br /> f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet.On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces if maneuvering areas for <br /> delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h][1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following; <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) This project will be required to comply with the Model Water Efficiency Landscape Ordinance <br /> Requirement per California Code of Regulations, Title 23, Division 2, Chapte2.7. <br /> (2) The existing landscaped strip along E. Fremont Street shall be maintained. (Development Title <br /> Section 9-1020.9) <br /> (3) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7[a]) <br /> (4) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height or a chain-link fence, six(6) to seven (7) <br /> feet in height, shall be erected along the southern property line of APN: 143-410-42. If chain link <br /> fencing is used, mature landscaping or a hedge six(6)to seven(7)feet in height, shall be planted <br /> along the chain-link fencing to provide adequate screening. (Development Title Sections 9- <br /> 1022.4[d][1]and 9-1022.6) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened so <br /> as not to be visible from adjacent properties and public rights-of-way. Screening shall be six(6)to <br /> seven(7)feet in height.Outside storage is not permitted in front yards,street side yards,or in front <br /> PA-2500245—Conditions of Approval 2 <br />
