CONDITIONS OF APPROVAL <br /> PA-2500410 <br /> ALGER FAMILY INVESTMENTS/JEFF ALGER <br /> Lot Line Adjustment and Merger Application No. PA-2500410 was approved by the Community <br /> Development Department on April 3,2026, which is the effective date of approval. This approval will <br /> expire on October 3, 2027,which is 30 months from the effective date of approval, unless a Notice of <br /> Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: (209)468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated December 16, 2025. <br /> b. NOTICE OF LOT LINE ADJUSTMENT:A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped, and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment". The"Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section <br /> 51257) <br /> d. LOT SIZE:The following requirements shall apply: <br /> 1. Parcels 1 and 2 shall be a minimum of 40 gross acres in size. (Development Title Section 9- <br /> 203.030) <br /> e. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcels 1 and 2 shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-203.030) <br /> 2.
