CONDITIONS OF APPROVAL <br /> PA-2500367 <br /> ROBERT A.& KIMBERLY CAFFESE TR/QUARTAROLI&ASSOCIATES <br /> Lot Line Adjustment Application No. PA-2500367 was approved by the Community Development <br /> Department on April 22,2026,which is-the effective date of-approval. This approval will expire on April <br /> 22,2029,which is 36 months from the effective date of approval,unless a Notice of Lot Line Adjustment <br /> has been recorded and a Record of Survey has been filed, if required-by the Land Surveyors`Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff. (209)468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated February 5,2026. <br /> b. NOTICE OF LOT LINE ADJUSTMENT:A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted -to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped, and- <br /> signed by a Registered Civil Engineer, qualified to practice-Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment". The"Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section <br /> 51257) <br /> d. LOT SIZE:The following requirements shall apply: <br /> 1. Parcels 2 and 3 shall be a minimum of 40 gross acres in size. (Development Title Section 9- <br /> 203.030) <br /> e. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcels 2 and 3 shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-203.030) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact Staff. ENVIRONMENTAL HEALTH DEPARTMENT(Contact: (209)468-3420, see memo dated March 26, <br /> 2026) <br /> NOTES AND INFORMATION ONLY: <br /> APN(s): 063-020-15 and 063-030-01 are under Farmland Security Contract FA-99-0041. The proposed <br /> application is consistent with Government Code Section 51257. <br /> Access to Parcel 1 is not created by this Lot Line Adjustment.
