Jorado Property Management (P10-371) <br />January 26, 2011 <br />7. Prior to initiation of the proposed superseding site use, the northerly site driveway identified as <br />exit only on the site plan shall be designed and improved with sufficient paving, in conformance <br />to City Standards, to adequately serve exit only site traffic and the existing southerly driveway <br />shall be operated as entry only in compliance with the original UNoaN. As an alternative, the <br />existing southerly site driveway shall be redesigned and improved to adequately accommodate <br />two-way vehicle traffic, including tractor trailers, in conformance to the City Standards and the <br />northerly site driveway formerly serving as ".exit only" shall be abandoned from any future site <br />use. A City Encroachment Permit shall be obtained priorto construction of improvements in the <br />City right-of-way. <br />8. City streets shall not be used for loading and unloading activities. <br />9.' Any unpaved°areas to be used for outdoor processing , storage`areas and access aisles shall be <br />pernmanently paved prior to the initiation of the subject use. <br />10o This Us -e --Permit shall supercede the previously -approved Use Permit (UP4-98) for the subject <br />site. <br />The approved use is required to comply with applicable provisions of the Stockton Municipal Code <br />(SMC) including, but not limited to, the following: <br />1: Structures and other improvements, including fencing, paint, landscaping and irrigation systems, <br />shall be maintained in a manner so as not to be blighted or deteriorated (SMC Section 8.36.040), <br />2Any graffiti on the property must be removed within 48 hours (SMC Section 8.24.050). <br />3. ; Outside storage and/or processing will not be permitted without prior approval of the Community <br />Development Director and must be in compliance with all applicable provisions of SMC Division <br />16.36.200, "Screening and Buffering." <br />4.
