(Partner), on behalf of Titan Engineered Solutions, Inc. has prepared <br /> this Phase II Subsurface Investigation Work Plan for the property addressed at 5023 North Floor Road in <br /> Linden, California (herein referred to as the "subject property"). <br /> Project History <br /> Partner was provided with an AEI Consultants (AEI) Phase 1 Environmental Site Assessment Report (Phase 1) <br /> for the subject property, dated April 18, 2024, prepared on behalf of JPMorgan Chase Bank, N.A. Based on <br /> the information provided,the subject property consists of two parcels of land comprising 4.93 acres located <br /> on the west side of North Flood Road within a mixed industrial, agricultural, and residential area of Linden, <br /> San Joaquin County, California.The subject property is currently developed with five buildings (Buildings 1 <br /> through 5), which were constructed between 1950 and 2015. The subject property is currently occupied by <br /> Stockton Rubber Manufacturing Co., Inc. for industrial/manufacturing use. On-site operations consist of <br /> specialty rubber manufacturing operations, storage, and associated administrative activities. In addition to <br /> the current structures,the subject property is improved with three storage and workshop outbuildings (with <br /> a hazardous materials storage area in one of the outbuildings), metal storage trailers, semi-truck tankers, <br /> and gravel and concrete-paved driveways and parking areas. <br /> The following recognized environmental condition (REC) was identified in the AEI Phase 1: <br /> • "According to available information the subject property has been utilized for manufacturing <br /> purposes since it was developed in 1950. The initial tenant, Ramacher Manufacturing, reportedly <br /> utilized the subject property for the manufacturing and repairing of walnut harvesting machinery until <br /> it vacated the subject property in 1997. This tenant is listed for generating small quantities of <br /> hazardous waste between 1992 and 1997. No additional information regarding specific operations or <br /> hazardous materials used/stored by this tenant was available; however, it primarily operated prior to <br /> a time of regulatory oversight. The current subject property tenant, Stockton Rubber Manufacturing <br /> Company,was identified in the CA Department of Toxic Substances Control (DTSC) Hazardous Waste <br /> Tracking System (HWTS) database as a hazardous waste generator of several types of hazardous <br /> More Than Just Assessments.Solutions. <br />
