PREVIOUSLY APPROVED FINDINGS FOR SITE APPROVAL <br /> PA-2600075 <br /> BEDI BROTHERS LLC/YADWINDER SINGH <br /> 1. The proposed use is consistent with the goals—, policies, standards, and maps of the General-Plan, <br /> any applicable Master Plan, Specific Plan, Planned Development Zone, and Special Purpose Plan, <br /> and any other applicable plan adopted by the County. <br /> • The finding can be made because the project-is filling in a reclaimed quarry for use in <br /> agriculture.The project site is zoned AG-40 (General Agriculture with a 40-acre minimum) and <br /> agriculture is a permitted use in the AG-40 zone.The project site has a General Plan <br /> designation of OS/RC (Resource Conservation), and the AG-40 zone is an implementing zone <br /> for the OS/RC designation.There are no Master Plans, Planned Development Zone, Specific <br /> Plans, or Special Purpose Plans in the vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because adequate roadways exist to access the site and any <br /> necessary utilities are provided.Any improvements are temporary for this infill project. The <br /> San Joaquin County Department of Public Works will collect a road impact fee for impacts to <br /> the area roads. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the sitewill not be developed with this project.The <br /> project is to fill and grade an existing-reclaimed quarry for future usein agriculture. <br /> 4. The location, size, design, and operating characteristics of the proposed use will be compatible with <br /> and will not adversely affect the livability or appropriate development of abutting properties and the <br /> surrounding neighborhood. <br /> • This finding can be made because the site will not be developed with this project. The <br /> project is to fill and grade an existing reclaimed quarry for future use in agriculture. <br /> 5. The proposed use will not create any nuisances arising from the emission of odor, dust, gas, noise, <br /> vibration, smoke, heat or glare at a level exceeding ambient conditions. <br /> • This finding can be made because the project has been conditioned to meet San Joaquin <br /> County development regulations that protect public health,safety, and welfare and ensure <br /> the project is not injurious to adjacent properties.Additionally,_the Initial Study prepared <br /> for this project found no potentially significant environmental impacts that could not be <br /> mitigated to a less than significant impact. <br /> 6. The site of the proposed use is adequately served by highways, streets, water, sewer, storm <br /> drainage, and other public facilities and services. <br /> • This finding can be made because adequate roadways exist to access the site and any <br /> necessary utilities are provided. The site will not be developed with this project.The <br /> project is to fill and grade an existing reclaimed quarry for future use in agriculture. <br /> 7.
