CONDITIONS OF APPROVAL <br /> PA-2600132 <br /> JAHANT VINEYARDS,LLC/BAUMBACH&PIAZZA, INC. <br /> Lot Line Adjustment Application No. PA-2600132 (LA) was approved by the Community <br /> Development Department on July 17, 2026, which is the effective date of approval. This approval <br /> will expire on July 17,2029,which is 36 months from the effective date of approval, unless a Notice <br /> of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the <br /> Land Surveyors'Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to recordation <br /> of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: (209)468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between 3 parcels as shown on <br /> the Site Plan submitted May 4, 2026. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions <br /> of the resultant properties shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-511.050[b]) <br /> c. PROPERTY LINE SETBACK:The following requirements shall apply: <br /> 1. The proposed dwelling on the Site Plan for Parcel 1 shall be setback a minimum of 30 <br /> feet from the existing front property line, a minimum of 10 feet from the proposed interior <br /> property lines, and minimum of 30 feet from the proposed rear property.
