3. A minimum of twenty-two(22) parking spaces shall be-provided at total buildout-upon <br /> completion of Phase Two. All outdoor equipment storage areas shall be surfaced with gravel or higher classification of <br /> surfacing. (9-406.070[a]) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> 1. Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty (20) feet wide. All storage materials and related activities, including storage areas for trash, shall be screened <br /> -so as not to be visible from adjacent properties and public rights-of-ways. This screening shall <br /> be-between 6-and 8 feet in height. Items stored within 100 feet of a public street or a Residential <br /> zone shall not be stacked higher than 2 feet above the adjacent screen. All exterior electrical cage enclosures and storage tanks shall be screened from view from <br /> adjacent public streets and Residential zones. This project will-be required to comply with the Model Water Efficient Landscape-Ordinance <br /> Requirement per-California Code of Regulations,Title 23; Division 2, Chapter 2.7. <br /> 2. A minimum ten(10)foot wide landscaped strip, respecting the ultimate right-of-way width of South <br /> -Bird Road and Lovely Road,shall be installed across the frontage of the project site. (Development <br /> Title Section 9-402.030[c][1]]) <br /> 3. All areas of a project site not intended for.a specific use, including areas planned for future <br /> phases of a phased development, shall be landscaped or left-in a natural state. (Development <br /> Title Section 9-402.030[e]) <br /> 4. Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-402.030[c][1]) <br /> j. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. All off-street parking areas within Commercial and Industrial zones and projects where the <br /> parking area is used at night shall be provided with exterior lighting. (Development Title Section <br /> 9-406.060[m]) <br /> 2. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted, except onto public roads, provided, however, that such light <br /> shall not cause a hazard to motorists.
