Phase II ESA—Work Plan
Yosemite Senior Housing Project
Manteca,California
Page 3
During the collection of each soil vapor sample, a leak detection test will be conducted to evaluate whether
there is no intrusion of ambient air into each respective vapor sample. During the collection of each vapor
sample, 1,1-difluoroethane (DFA) will be applied within a shroud placed directly around the sampling
interface at the surface. DFA will be included as a constituent on the chain of custody to be analyzed for at
the laboratory. The canisters will be collected and relinquished under chain-of-custody procedures to a state
certified Laboratory. All soil gas samples will be analyzed for volatile organic compounds (VOCs) by EPA
Method TO-15 SIM. Borings will be over drilled then backfilled with type I or II neat cement grout upon
completion.
3.2 SOIL AND GROUNDWATER SAMPLING
Condor will advance up to three (3) borings to an estimated depth of approximately 20 feet bgs to
investigate whether subsurface soil and/or groundwater contamination is evident at the Site. Up to two
soil samples will be collected per boring for the purpose of characterizing the lithology and evaluating
potential contaminants in subsurface soils. Up to three groundwater samples will be collected. Collected
groundwater samples will be analyzed for VOCs by EPA Method 8260. Soil samples will be field
screened using a photoionization detector (PID). If PID readings indicate the presence of volatile
chemicals, then soil samples will be analyzed for VOCs by EPA Method 8062.
4.0 REPORTING
Condor will evaluate the laboratory analytical results, qualify the data, and compare results to regulatory
screening thresholds. Condor will prepare a report detailing the investigation including: detailed geologic
logs, laboratory analytical results, and conclusions/recommendations. The deliverables will include one
electronic copy of the report and up to three hard copies, if requested. Additional hard copies can be
included for additional fees if requested.
Respectfully submitted,
CONDOR EARTH
Luke Castle, PG#9945
Associate Geologist
X:\Project\9000_pj\9116 HACSJ As-Needed Phase I&II ESAs\9116A Manteca Properties Phase I ESA\Phase II ESA\Reports\Work Plan\WP
20240412 Yosemite Senior Housing.doc
kxtz
C:QNDOR
