Phase II Environmental Site Assessment Report <br /> Yosemite Senior Housing <br /> 309 W.Yosemite Avenue and 105 Sycamore Avenue <br /> APNs 217-210-100 and 217-210-110 <br /> Page 7 <br /> Based upon analytical results of PCE in soil gas beneath the Site,which exceeds the conservate attenuated <br /> screening level, it is Condor's opinion that a vapor intrusion risk may be present at the Site. Further, <br /> although a dry-cleaning operation is known to have a documented release of PCE within 550 feet of the <br /> Site, no PCE was detected in any of the soil or groundwater samples that were submitted for laboratory <br /> analyses. Consequently, Condor recommends further investigation, such as a passive soil gas survey, to <br /> evaluate if the formal printing operation was a potential source of on-Site contamination. Any future <br /> development could mitigate vapor intrusion by incorporating a vapor barrier/venting system as part of the <br /> construction. <br /> 6.0 LIMITATIONS <br /> The scope of work for this report is intended to provide a limited review of certain information related to <br /> the potential presence of contamination at or beneath the Site. This report is not intended to eliminate all <br /> risk of the subject property bearing some degree of environmental liability. Condor cannot and will not <br /> warrant or certify that the Site is free of contaminants because it is impossible to know if such a condition <br /> exists. Although risks can never be eliminated, more detailed and extensive investigations yield more <br /> information. This information may help facilitate management of risks. <br /> This project was performed in general conformance with the Work Plan dated April 12, 2024. The scope <br /> of work for this project was limited to an evaluation of environmental concerns associated with the potential <br /> presence of hazardous materials in conjunction with current and previous activities on a property and did <br /> not include other services that are not described in this report. Specifically excluded from the scope of work <br /> are: (1)the evaluation of the site for the presence of asbestos and radon,(2)a survey of the site for wetlands <br /> or rare and endangered species, and(3)a survey of the site for historical or cultural resources. <br /> Condor has completed this Phase II Environmental Site Assessment as an independent contractor. This <br /> report was performed with the customary state of the practice and the prevailing standard of care for <br /> completing such reporting in California at this time.Condor shall not be subject to any expressed or implied <br /> warranties whatsoever. <br /> Land use, site conditions (both on-site and off-site) and other factors will change over time. Site activities <br /> and regulations beyond our control could change at any time after the completion of this report. Our <br /> observations,findings and opinions can be considered valid only as of the date of the site visit or sampling <br /> event. The property owner is solely responsible for notifying all governmental agencies, and the public at <br /> large, of the existence, release, treatment, or disposal of any hazardous materials observed at the project <br /> site,either before or during performance of Condor's services.Condor assumes no responsibility or liability <br /> whatsoever for any claim, loss of property value, damage, or injury which results from pre-existing <br /> hazardous materials being encountered or present on the project site, or from the discovery of such <br /> hazardous materials. <br /> The contents thereof may not be used or relied upon by any other person(s) without the express written <br /> consent and authorization of Housing Authority of the County of San Joaquin(Client)and Condor. <br /> o <br /> ILA CONDOR <br />
