at 45 micrograms per cubic meter(µg/m3)at ASG-1-5.5;6.5 µg/m3 at ASG-1-15;6.5 µg/m3 at ASG-2-5.5;
11 µg/m3 at ASG-2-15;41 µg/m3 at ASG-3-5.5; and 16 µg/m3 at ASG-3-15. The DTSC-SL for indoor air
for PCE with the applied default 0.03 attenuation factor is 15 µg/m3.
VOCs were not detected at or above their respective reporting limits in the collected soil samples.Reporting
limits were sufficient for comparing to the USEPA RSLs or the DTSC-SLs for residential soil in most
instances.VOCs were not detected at or above their respective reporting limits in the collected groundwater
samples. While not all reporting limits were sufficient for comparing concentrations to the SF-ESLs for
groundwater, the exposure pathway for the COCs is by inhalation;therefore, the potential presence of COCs
at concentrations below the respective laboratory reporting limits in groundwater is unlikely to pose a risk
to human health of the future occupants.
Based upon analytical results of PCE in soil gas beneath the Site, which exceeds the conservate attenuated
screening level, it is Condor's opinion that a vapor intrusion risk may be present at the Site. Further,
although a dry-cleaning operation is known to have a documented release of PCE within 550 feet of the
Site, no PCE was detected in any of the soil or groundwater samples that were submitted for laboratory
analyses. Consequently, Condor recommends further investigation, such as a passive soil gas survey, to
evaluate if the formal printing operation was a potential source of on-Site contamination. Any future
development could mitigate vapor intrusion by incorporating a vapor barrier/venting system as part of the
construction.
LIMITATIONS TO EXECUTIVE SUMMARY
This executive summary should only be read as a brief summary, and not as a complete discussion of the
full report text. The scope of work and limitations should be understood prior to reading the Site-specific
information,results, and discussion.
ILA CONDOR
