Phase II Environmental Site Assessment Report <br /> Yosemite Senior Housing <br /> 309 W.Yosemite Avenue and 105 Sycamore Avenue <br /> APNs 217-210-100 and 217-210-110 <br /> Page 2 <br /> 3.2 SITE CONDITIONS <br /> Site topography was generally flat with the surface conditions on the western portion of the Site as concrete <br /> and the eastern portion of the Site as asphalt. Some cracks were observed within the asphalt and concrete <br /> surfaces. <br /> 3.3 DIRECT PUSH BORING PROCEDURES <br /> Condor geologist, Luke Castle (CA Professional Geologist number 9945) observed drilling and collected <br /> samples at the Site on May 1 and May 2, 2024. All drilling was conducted by TEG Norcal, a California <br /> licensed drilling contractor(C57-706568),under Permit#WP0045457 issued by EHD. <br /> Two soil and groundwater boring locations(DP-I and DP-2)were chosen along the southern portion of the <br /> Site, one beneath the former print shop in the southwest corner and one in the southeast corner. One soil <br /> boring(DP-3)was advanced in the downgradient direction in the northeast corner(Figure 3,Appendix A). <br /> DP-1 was advanced to 28 feet below ground surface (bgs), DP-2 was advanced to 32 feet bgs, and DP-3 <br /> was advanced to 20 feet bgs. Soil samples were collected from the capillary fringe (approximately 27 feet <br /> bgs) at DP-1, and at 20 feet bgs at DP-2 and DP-3. A photoionization detector (PID) was used to screen <br /> soil samples for VOCs. Groundwater samples were collected from DP-1 and DP-2. No groundwater was <br /> encountered at boring DP-3 due to auger refusal. <br /> The direct push borings were advanced using a Geoprobe 9635 direct push drilling rig equipped with a 2.5- <br /> inch-diameter conical bit,which was driven using a hydraulic hammer. Drilling at each location continued <br /> until the stiffness of the soil prevented further advancement of the drilling rods (auger refusal) or <br /> groundwater was encountered. Upon completion of the borings and sampling, all borings were grouted to <br /> the ground surface with neat cement grout. Continuous core soil samples were collected from the borings <br /> with a 1.75-inch outside diameter(O.D.),4-foot-long core barrel fitted with a clean,single use,polyethylene <br /> liner. During the sampling, the core barrel was driven in 4-foot intervals. The sample liner was extracted <br /> from the core barrel and used for geological logging and field observations. The soil samples were logged <br /> in general accordance with the Unified Soil Classification System(USCS). Geological logs were prepared <br /> containing field observations including soil type,PID measurements, and the presence of staining or odor, <br /> Appendix D. <br /> Portions of the soil samples were placed in polyethylene bags and checked with a PID for the presence of <br /> VOCs. Soil samples were collected from the borings for laboratory analyses based on field observations <br /> and PID measurements. The soil cuttings were placed in 5-gallon buckets and Zip-lock bags, sealed, <br /> labeled, and stored in Condor's storage warehouse pending results of laboratory analyses. <br /> Each soil sample collected for possible laboratory analyses was cut from the liners. The liners were sealed <br /> at the ends with Teflon® sheeting and capped.Groundwater samples were collected using dedicated tubing <br /> attached to a check valve. Groundwater and soil samples were labeled, placed in chilled coolers, and <br /> transported under chain-of-custody procedures to Enthalpy Analytical. Sample depths were labeled on the <br /> sample identification in feet bgs. For example, sample DP-1-27 was collected at soil boring DP-1 from a <br /> depth of 27 feet bgs. <br /> 3.3.1 Site Conditions and Observations <br /> Three(3)borings were advanced to various depths throughout the Site; soil descriptions were annotated on <br /> boring logs and soil layers were identified in general accordance to the USCS. DP-1 was advanced to 28 <br /> feet bgs; the upper 3-inches was a concrete surface overlying fine to medium coarse sands (SP/SW)to 22 <br /> feet___bgs_T Pan clay(CL)was countered from 22 feet to 27 feet bgs,which overlain a fine to medium coarse <br /> 4% Nkiw <br /> to CONDOR <br />
