Camp Gold Star, LLC <br /> Hero Lodge Program Summary <br /> Camp Gold Star (CGS) is a 10-acre waterfront parcel located just south of the San Joaquin River at 4103 <br /> N. Zuckerman Road, Stockton, CA 95206. About 2.9 acres of the parcel is usable land and is actually <br /> above sea level, which makes it completely out of the counties flood zone. The rest of the 7.1 acres are <br /> either wetlands, or completely underwater. <br /> The CGS plan is to develop the usable land area (2.9 acres) as a Resort with approximately 25 Hero <br /> Rental Lodges, known as "Park Model Cabins". Park Model Cabins are specifically designed for rental <br /> use in RV parks, resorts, etc. Each cabin is less than 400 square feet and fully portable with a tow hitch, <br /> dual axles, and wheels. Because of the size and mobility of the cabins,they are considered "Recreational <br /> Vehicles" (RVs) and therefore, they are registered through the State of California and NOT considered <br /> real property. <br /> The Cabins will be constructed in a factory in Arizona and then transported to CGS and placed on <br /> a waterfront pad within the 2.9 acres of CGS property. <br /> Each of the 25 cabins will be individually sponsored by a Fallen Hero Family (or foundation) and <br /> decorated inside by the Gold Star family (GSF) to honor their fallen hero. Decorations will include <br /> family pictures, hero awards, plaques, family welcome DVD, and other hero memorabilia. Finally, each <br /> lodge will have a sign outside prominently displayed with the fallen hero's name and branch of service <br /> for all camp guests to see. <br /> CGS will be entirely dedicated to honoring our nation's bravest fallen heroes. Those heroes will include <br /> the United States Military (Army, Navy, Marines, Air Force, Coast Guard, and Space Force), and <br /> First Responders (Law Enforcement and Fire Service). <br /> Other amenities at CGS will be a 650-foot boat dock with full power and water, swimming pool with hot <br /> tub, club house with kitchen facilities, bocce ball courts, pickle ball court, kayak rentals, paddle board <br /> rentals, beach area, fire pits, BB(Xs, small convenience store, laundry room, showers and bathrooms for <br /> dock guests, nature lookout towers, shade trees, lots of open grass space, excursion opportunities, etc. <br /> Since CGS is located on the waterside of McDonald Island and road access is limited by a dirt levee road, <br /> CGS will provide a free water taxi service.The water taxi will provide transportation from a local marina <br /> to CGS and back to their vehicle at the end of their stay. <br /> CGS will be a private resort and NOT open to the public to just drop in. CGS guests will need a lodge or <br /> dock reservation in order to visit and stay at CGS. The resort-type atmosphere will be professional, <br /> relaxing, therapeutic, and fun for all who visit. <br /> All of the development permissions should be complete by late Spring of 2025.The Dock permissions <br /> should be complete by early 2025. Shortly after receiving project permission from the County, land <br /> development should start summer of 2025.
