Proposal <br /> Application for Residential Group Homes for homeless men and women, not <br /> state regulated. We are A Way Up of San Joaquin County, a non-profit <br /> organization. We have a ten year lease of the property located at 11737 W. <br /> Larch Rd. in Tracy, Ca. Our proposal is in minor category. <br /> There was 1 single family residence and 2 duplexes on this property. The <br /> owner had gotten a permit to remove the kitchen from one of the duplexes <br /> (11745) and did not tell us it was zoned for storage, we thought it was still <br /> residential and so we opened the wall and made (11737 & 11745) it a single <br /> family residence. We added two walls and made 2 additional bedrooms, only <br /> one has a closet. There was no electrical or plumbing involved. <br /> Currently we have 2 single family residences, 11741 and 11737 and a duplex <br /> which are 11749 and 11753. <br /> The 2 single family residences are currently Residential Group Homes. <br /> We are also wanting the permit to convert the remaining duplex into a single <br /> family residence. This would involve removing the kitchen from 11753 and <br /> opening the wall between the two units. This would not involve any <br /> electrical or plumbing. <br /> There is sufficient parking for 36 beds, we will have 12 parking spaces. <br /> Using the .33 spaces per bed. Most of our residents are homeless and have <br /> no vehicle. <br /> We will have 1 freestanding sign on the property not over 4 feet in height, <br /> and under 60 square feet. <br /> We have an existing septic tank and will have it pumped out regularly. <br /> We are already connected and receiving water from the City of Tracy. <br /> We are helping people get off the streets, overcome addictions and become <br /> functioning members of society. <br />
