4 <br />• COMMERCIAL LEASE <br />This lease entered into this 11th day of February, 1993, by <br />FISH AND CATTLE COMPANY, LTD, hereinafter called Lessor, and FRANK <br />GUINTA, JR., hereinafter called Lessee. <br />In consideration of the mutual covenants and agreements <br />contained herein, the parties agree as follows: <br />1. Lessor leases to lessee, for the term, at the rental and <br />upon the conditions set forth, those premises described as follows: <br />574 west Grantline Road, Tracy, San Joaquin County, <br />California, consisting of the portion of buildings, grounds, signs, <br />utilities and appurtenant structures used in connection with the <br />business of a convenience store and gasoline, petroleum products <br />and motor vehicle supplies sales together with contiguous adjacent <br />common parking area. The main building on the premises is <br />internally partitioned to provide for an existing tenant currently <br />operating a bait and sporting goods business under the name of <br />Avila Fish. The portion of the building occupied by Avila Fish is <br />not part of this lease. <br />2. The term of this lease -is one (1) year beginning on March <br />1, 1993, or upon occupancy of the premises by lessee prior to said <br />date by mutual agreement. The term shall end on February 28, 1994, <br />unless extended as later stated herein. <br />3. Lessee shall have an option to extend the term of the <br />lease for an additional ten (10) years ("Second Term") providing <br />lessee gives lessor notice of his intention to exercise the option <br />at least ninety (90) days prior to the ead of the initial term of <br />
