Assignments and Subletting: Lessee will not assign this <br />lease voluntarily or by operation of law, or any right hereunder, <br />nor sublet the premises or any part thereof without the prior <br />written consent of Lessor which shall not be unreasonably withheld. <br />This section shall not apply -to transfers under the law relating to <br />testate or intestate succession. <br />14. Holding Over: Lessee shall vacate the Premises upon the <br />expiration or earlier termination of this Lease. Lessee shall <br />reimburse Lessor for and indemnify Lessor against all damages which <br />Lessor incurs from Lessee's delay in vacating the premises. If <br />Lessee does not vacate the Premises upon the expiration or earlier <br />termination of the Lease and Lessor thereafter accepts rent from <br />Lessee,,Lessee's occupancy of the Premises shall be a "month-to- <br />month" tenancy, subject to all of the terms of this Lease <br />applicable to a month-to-month tenancy. <br />1h <br />15. Indemnity: Lessee shall indemnify Lessor against and <br />hold Lessor harmless from any and all•.costs, claims and liability <br />arising from Lessee use of the Premises. Lessee shall defend <br />Lessor against any such cost, ..claim or liability at Lessee's <br />expense with counsel reasonably acceptable to Lessor or, at <br />Lessor's election, Lessee shall reimburse Lessor for any legal fees <br />or costs incurred by Lessor in connection with any such claims. <br />Lessor shall indemnify Lessee against and hold Lessee harmless from <br />any and all costs, claims or liability arising from Lessor's use or <br />ownership.
