In addition, Lessee shall provide Lessor, <br />at least quarterly, with copies of documents, reports and records <br />required to be submitted to regulatory agencies. <br />10. Lessor shall maintain a, 3 repair the foundation, subfloor <br />and floor, (excluding floor. -coverings), exterior walls, ceiling, <br />roof, unexposed electrical and plumbing. Lessee shall maintain the <br />interior of the premises including interior walls, plate glass, <br />exposed electrical and plumbing and landscaping. All repairs in <br />this lease shall be completed within a reasonable time. <br />11. Lessee E.hall maintain public liability and property <br />damage insurance of at least ONE MILLION DOLLARS . Lessor shall <br />maintain fire and extended coverage insurance with vandalism and <br />malicious mischief endorsements throughout the term of this lease <br />in an amount equal to at least ninety (90) percent of the <br />replacement value of the Premises. Premiums on Lessors policy <br />shall be paid (1/2) by each tenant. <br />12. Lessor shall be liable for hazardous or toxic materials <br />attributable to ownership and occupancy prior to the commencement <br />of this lease. Lessee shall be re:.ponsible for hazardous or toxic <br />materials or contamination attributable to lessee's use and <br />occupancy of the premises on the surface, or Lessee's negligence. <br />Both parties agree to cooperate in any clean or removal operations <br />and to procure the benefits of any public funds or programs <br />available to pay for such clean up or removal.
