1.0 INTRODUCTION <br /> The Subject Property is located at the northeast corner of East Mariposa Road and <br /> ' Farmington Road in Stockton, San Joaquin County, California (See Figure 1). This <br /> property is defined by the County of San Joaquin Assessor's Office as Parcel Numbers <br /> (APNs) 173-040-33, 173-040-34, 173-040-35, and 173-040-36. <br /> ' 1.1 Site Background <br /> ' The Subject Property was formerly developed with six single-story buildings totaling <br /> approximately 4,000 square-feet (See Figure 2). The property at 2040 East Mariposa <br /> Road was constructed in the late 1960s and operated since at least 1970 as Snow <br /> White Drive-in restaurant. The property at 2064 East Mariposa Road was constructed <br /> in 1957 and operated since at least 1985 as Barker's Auto Upholstery. The property at <br /> 2088 East Mariposa Road was constructed in the early 1960's as a service station and <br /> ' then operated as a smog center from 2000 to 2010. The former service station was a <br /> Leaking Underground Storage Tank (LUST) site that was granted closure on August 19, <br /> 1996. The eastern portion of the Subject Property at 2811 Farmington Road was <br /> ' undeveloped with two storage containers and several abandoned vehicles on the <br /> property. A single-family residence and a residential trailer were located on the northern <br /> portion of the Subject Property. All of the buildings were demolished in 2010 in <br /> ' preparation for construction of a Walgreens Drug Store. <br /> On October 20, 2011, a single-wall steel 1,000 gallon diesel UST was uncovered during <br /> ' the excavation for a storm-drain line for the proposed Walgreens Drug Store. The UST <br /> is located on the former service station site and is located underneath the sidewalk <br /> along East Mariposa Road. Additionally, there is a natural gas line located within 5 feet <br /> ' of the top of the UST. The UST was checked and determined to be empty, with no <br /> piping specifically identified with this UST. The top of the UST is approximately 2 feet <br /> below grade with the eastern side of the UST excavated to approximately 4 feet below <br /> ' land surface. It appears that this UST was part of the former service station. Due to the <br /> hazards associated with the presence of East Mariposa Road and the natural gas line, <br /> PSI requested and was granted by the SCEHD that the UST be closed in-place. <br /> ' This Tank Closure Report summarizes UST in-place closure activities and presents the <br /> analytical results for the soil samples collected as part of the tank removal activities. <br /> ' 2.0 FIELD PROCEDURES <br /> ' The field activities completed for the in-place closure of the UST are summarized in the <br /> following sections. <br /> t <br />
