The one on-site structure is constructed of metal and concrete and contains
approximately 9,200 square feet. Approximately 4,400 square feet is office spae and
4,800 square feet is warehouse/shop space. The structure is occupied by Bobcat
Central and is used for sales, leasing, and repairs of Bobcat tractors and equipment.
According to Mr. Don Franzia, the tenant, the structure was built in 1985 andh s been
occupied by Bobcat Central since its construction.
The site contained one 550-gallon waste oil underground storage tank (US ), one
2,000-gallon gasoline UST, one 2,000-gallon diesel UST, and one 250-gallon hydraulic
fluid aboveground storage tank (AST). The USTs were installed in 1985 and are
constructed of double-walled steel with interstitial monitoring devices. According to
Mr. Franzia, the USTs are tested annually for integrity and they are currently permitted
by the San Joaquin County Public Health Services Environmental Health Divisio . The
USTs are located in the northwest corner of the site. The AST is double-walled and
appeared to be in good condition and is located in the warehouse/shop space. There
was evidence of minor spillage beneath the AST. The waste oil AST is serviced
regularly by Evergreen.
There were two solvent parts washers located inside the warehouse/shop space. The
parts washers appeared to be in good condition and are serviced regularly by
Evergreen. There are three 55-gallon drums adjacent to the AST that contain hydraulic
fluid. There was minor spillage around the 55-gallon drums. There were various sized
containers with lube oil, transmission fluid, motor oil, and antifreeze. All the
containers appeared to be in good condition.
No other evidence of hazardous materials use, generation or storage was obse ed on
site, nor is hazardous waste generated or stored on site. Small quantities of household
cleaning supplies were observed. No transformers were observed on site.
According to the USGS 7.5" topographic map for Stockton East, California, dated
1968, photorevised 1987, the site is approximately 25 feet above mean sea lev I. The
regional topography slopes to the west.
Pacific Gas and Electric (PG&E) Company supplies electricity and natural gas to i he site.
Calwater supplies drinking water to the site. There is one septic tank on site that is
serviced regularly. There is one four-yard dumpster on site that is serviced b Delta
Container.
5.2.2 Asbestos - Typical building materials that contain asbestos are found in a variety
of types and uses. Frequently encountered types of asbestos-containing materials
(ACMs) used in building construction include floor tile, sheet flooring, mastic ceiling
tile, spray-applied acoustical/decorative ceiling materials, plaster, wallboard, and
wallboard joint compound, insulation, roofing and flashing, and many other materials
in common use prior to 1978. ACMs also may be present in debris piles containing
discarded building construction materials, and are occasionally in surficial soils in
54.25601.0005 5 ATC Associ tes Inc.
