David and Marianne Warwick <br /> Heritage Square UST Tank Closure Report <br /> Page 4 <br /> Conclusions <br /> The soil sample analytical results are consistent with the soil sample analytical results presented in the <br /> Phase 11 Environmental Assessment Report dated July 3, 2002. The UST was permanently closed in place <br /> following established guidelines and according to the Underground Storage Tank Closure in Place Work <br /> Plan submitted to and approved by EHD and FPD. The field observations and analytical data indicate that <br /> soil beneath the UST at the site has been impacted by a release of petroleum hydrocarbons from the UST. <br /> Based on the results of the various phases of work performed, Condor believes that the release of <br /> petroleum hydrocarbons in association with the UST at the site has had a limited impact because the tight <br /> clay soils at the site appear to have vertically and laterally restricted contaminant mobility. Furthermore, <br /> the material in the tank, presumed to be a heavy fuel oil, is much less mobile than lighter-fraction <br /> ' petroleum products, and the material in the soil is likely to be highly weathered. <br /> Limitations <br /> The scope of work conducted for this report did not include other services that are not described in this <br /> report. Land use, site conditions (both on-site and off-site), and other factors will change over time. Site <br /> activities and regulations beyond our control could change at any time after the completion of this report. <br /> The soil sampling is not intended to identify all possible concerns, or to eliminate all risk of the subject <br /> property bearing some degree of environmental liability. Condor cannot and will not warrant or certify <br /> that the site is free of contaminants. <br /> Condor developed the interpretations and conclusions presented herein in accordance with generally <br /> accepted principles and practice. Conclusions presented in this report are professional opinions based on <br /> limited information obtained at the time of our site visits. Condor has endeavored to determine as much as <br /> practical about the site using conventional practices given our scope of services.
