1.0 EXECUTIVE SUMMARY <br /> CRC Environmental Risk Management, Inc. (CRC) conducted a Phase II Environmental <br /> Assessment and Subsurface Investigation at the request of American Savings Bank (ASB) <br /> of Irvine, California. The environmental assessment was performed at 1888 Lockheed <br /> Court, in the City of Stockton, San Joaquin County, California. The purpose of the <br /> investigation was to determine potential subsurface contamination due to petroleum <br /> hydrocarbons from two (2) three-stage clarifiers located on the subject property. One <br /> clarifier was related to a former car wash and the other clarifier was related to a former <br /> airplane wash. The clarifiers were empty when inspected during this investigation. <br /> On November 30, 1994 seven (7) soil borings were drilled to fifteen (15) feet below <br /> ground surface (bgs) and soil samples were collected. Four (4) of the borings were <br /> drilled around the airplane wash clarifier and three (3) of the borings were drilled near <br /> the car wash clarifier. Two (2) additional soil borings were drilled by hand auger near <br /> boring BI on January 31, 1995 to further investigate the occurrence of phenol and bis(2- <br /> ethylhexyl)phthalate at 5 feet bgs in boring B1. Phenol and bis(2-ethylhexyl)phthalate <br /> are not common components of petroleum hydrocarbons and automotive fluids generally <br /> associated with car wash effluents. <br /> The laboratory analytical results from the soil samples indicate that no petroleum <br /> hydrocarbons and organic compounds associated with the airplane wash clarifier were <br /> detected in the soil. Phenol and bis(2-ethylhexyl)phthalate were detected at 5 feet below <br /> ground surface (bgs) in boring B1 near the car wash at concentrations of 0.56 milligrams <br /> per kilogram (mg/kg) and 0.44 mg/kg, respectively. Further investigation near the car <br /> wash did not detect phenol nor bis(2-ethylhexyl)phthalate in the hand auger soil borings <br /> HAI and HA2 at a depth of 5 feet bgs. The occurrence of the phenol and bis(2- <br /> ethylhexyl)phthalate appears to be localized and very limited in extent. <br /> Based on the results of the Phase II investigation, CRC recommends that no further <br /> investigation of the airplane wash and car wash clarifiers is warranted at this time. CRC <br /> further recommends that a copy of this report be submitted to the San Joaquin County <br /> Department of Environmental Health Services for review. <br /> 2.0 INTRODUCTION <br /> This report presents the results of the field investigation conducted by CRC at the ASB <br /> property located at 1888 Lockheed Court in Stockton, San Joaquin County, California <br /> (Figure 1, Topography and Site Location Map, Appendix I). This Phase II Site <br /> Assessment and Subsurface Investigation was undertaken to determine potential <br /> subsurface contamination due to the two (2) clarifiers on the property. <br /> All field activities were performed in accordance with the "Scope of Work and Work <br /> Plan for Subsurface Investigation-Phase II Environmental Assessment" prepared and <br /> submitted by CRC in September 1994 (Appendix II). <br /> CRC Environmental Risk Management,Inc.
