The Lee Galles dealership is located on a 3.13-acre parcel in suburban Stockton, California.
It is located within the Stockton Auto Center with several new car dealerships. The Galles
' dealership buildings were designed as a full service dealership, including showroom and shop
areas. The structure is a single-level building composed of concrete brick with a flat roof
which appears to be membrane. The concrete brick exterior of the building is painted and
' appears to be in good condition. The site was developed in 1985, and the Lee Galles
dealership was leased in 1993.
Nearby facilities include a car rental agency, a Nissan dealership, a Ford dealership, and a
Mazda dealership. The land south and southeast of the site is undeveloped. No
environmentally sensitive properties were observed near the site.
Asbestos Materials
' No materials suspected of containing asbestos materials were observed. No insulated pipes,
boilers or tankage were observed.. Interior partitions appeared to be constructed of
sheetrock. No acoustical plaster was observed on the ceilings, neither was fire proofing
' observed on structural steel. Vinyl floor tiles (12 inches square) and ceiling tiles (2 feet
square) were observed. However, persons familiar with site operations indicated that they
knew of no asbestos containing materials on site.
Lead in Paint and Drinking Water
' The building is painted a tan color on the exterior, and certain offices are painted and wall-
papered. Due to the recent construction of the building, it is believed that paints containing
' lead have not been used. Similarly, lead in drinking water is not believed to be a concern.
Radon Wetlands. and Electromagnetic Fields
The site is located in an area rated Zone 3 for radon, suggesting little potential for elevated
radioactivity associated with radon. No wetlands were observed on the site or in its vicinity.
' No power transmission lines bisect the property. There is a moderately sized transformer,
owned by Pacific Gas and Electric, on the property. This unit was installed in 1987. A
description of this unit is included below.
' Underground and Aboveground Storage Tanks
' No vents or fills indicative of underground storage tanks were observed, and persons familiar
with site operations indicated that the property has no underground storage tanks.
Four aboveground storage tanks were observed. The contents, size, age and materials of
construction for each aboveground tank are provided below.
' Privileged and Confidential Prepared at the Request of Counsel
' 10
