(AGE) has <br /> prepared this Phase II Site Assessment Work Plan for the site located at 1155 West <br /> Center Street, Manteca, California (subject property). The work plan provides <br /> procedures for the collection of soil-vapor samples at the site. A map of the location and <br /> surrounding area is presented in Figure 1; a site plan depicting the proposed boring <br /> locations is illustrated in Figure 2. <br /> INTRODUCTION <br /> The subject property is located at the northeast corner of West Center Street and North <br /> Union Road, in Manteca, California. The subject property extends from the northeast <br /> corner of West Center Street and North Union Road to the northwest corner of West <br /> Center Street and Magnolia Avenue and further to the southwest corner of Magnolia <br /> Avenue and Eucalyptus Street. The property comprises two rectangular parcels, totaling <br /> approximately 4.908 acres, developed with an apartment complex known as FAIRWAY <br /> ESTATES. <br /> During historical research, a closed underground storage tank (UST) site was identified <br /> on the adjacent property (Keeners Korner, 1150 West Center Street). AGE <br /> performed/requested file reviews from the San Joaquin County Environmental Health <br /> Department (EHD), and could not locate any records or data regarding the closed UST <br /> site. Based on a lack of information available regarding the USTs formerly operated at <br /> the Keeners Korner site, AGE has prepared the following work plan to evaluate the <br /> potential for soil-vapor intrusion at the subject property.
