Contaminated soil was left in-place
Three new USTs, a 7,000-gallon tank for larvicide, a 6, 00-gallon for weed oil and a 1,000-
gallon for unleaded gasoline, were installed at the site iii the areas of the removed tanks in
1986 and 1987. These tanks were removed in 2001. Soil and groundwater sampling was
completed in the area of the removed USTs in 2003. Soil contamination was confirmed at 30
feet bgs in the area of the former gasoline UST. Four monitoring wells were installed and
sampled. Groundwater contamination was detected at the northern property boundary,
adjacent to the former Shell Station.
The former Shell Station located adjacent north/up-gradierit of the subject property is a closed
LUST case. This release is inferred to have contaminated groundwater at the northern portion
of the subject property. The most recent (2010) data indicates the contaminant plume is
shrinking, no longer impacting the subject property. Thisse was closed in 2012. This property
is currently a gasoline station with active USTs. If a UST leak were to occur again at this
property, the subject site would likely be impacted.
Twenty-one leaking underground storage tank cases were identified within one-half mile of the
subject property, including the former Shell Station case. Eleven hazardous materials cleanup
and/or remediation cases were identified within one-half mile of the subject property (one mile
for cases on the NPL or state equivalent). Three hazardous materials handlers were identified
adjacent to the subject property. Three underground storage tank facilities were identified
adjacent to the subject property. These cases appear unlikely to impact the subject property at
this time due to their distance from the subject property, the sampling data reviewed, and/or
the nature of the case; with the exception of the adjacent former Shell Station/current gasoline
station to the north as previously indicated.
This assessment has revealed the following recognized environmental conditions in connection
with the subject property:
• Former leaking USTs were located on the subject property.
• The hydraulic lift on the subject property is old and corroded, and may have leaked. The
lift indicates automotive maintenance activities took place on the property.
• The adjacent property to the north had a LUST case that is now closed, this is a HREC.
If future leaking were to occur it would be a REC.
2.0 INTRODUCTION
2.1 Location and Legal Description
The subject property is located at 200 N. Beckman Road, Lodi, San Joaquin County, California.
The Assessor's Parcel Number is 049-050-31.
02014 Neil p.Anderson b Associates.Inc.
A'renacon Company
