Beckman Road Page 21 of 24 <br /> Our Project Number: LES140024 <br /> September 12, 2014 <br /> MW-10, which is located on the northwest portion of 200 Beckman Road (subject property). <br /> The on-site and off-site groundwater wells were destroyed in July 2012. MW-10, located in the <br /> northwest section of the subject property, was destroyed y pressure-grouting to a depth of 3 <br /> feet bgs. The case was closed November 9, 2012, with a o Further Action Letter issued by the <br /> San Joaquin County Environmental Health Department. ntaminated soil at 21 feet bgs was <br /> left in-place, as it was determined that the contaminant pit me is shrinking. This is considered a <br /> Historic REC (HREC). No active leak has been detected ii the new tanks. However, if these <br /> USTs were to leak, the subject property would likely be im acted. This constitutes an REC. <br /> 845 Pine StreetIT ns Lodi Mai ten ti Ad'acent South/Down-Gradient) <br /> The two 1,000-gallon USTs at the property were removed in 1989. Petroleum hydrocarbons, <br /> VOCs and fuel oxygenate compounds were not detected in the soil or groundwater samples <br /> taken February 2002 at concentrations in excess of the analytical method reporting limits. A No <br /> Further Action Letter, dated June 12, 2002, from the Regional Water Quality Control Board was <br /> identified. No impact to the subject property is anticipated from this property. <br /> 900 and 900 1/2 Victor, Teresi Trucking fAdiacent East-Northeast/Uo-Gradient) <br /> Three USTs were removed from this property on December 1, 1995. Contamination at the site <br /> was located at 35 feet bgs, after the excavation was completed. Groundwater at the site has <br /> not has not risen above 50 feet since during the investigation, therefore, the case was closed <br /> April 13, 2001, even though contaminated soil was still located at this property. No impact to <br /> the subject property is anticipated from this property. <br /> 6.4 Interviews with Others <br /> No other interviews were conducted <br /> 7.0 EVALUATION <br /> 7.1 Findings <br /> • The subject property is located on the RGA LUST, CA FID UST, SWEEPS UST, HIST UST, <br /> and UST databases. <br /> • Three underground storage tanks were removed from the property in 1986, and <br /> replaced with three new tanks. Leaks were discovered from the old tanks and sail was <br /> excavated to 31 feet bgs. A No Further Action Letter was issued by the Environmental <br /> Health Department on April 7, 1998 and by the California Regional Water Quality Control <br /> Board July 8, 1997. <br /> • The three replacement underground storagefi�nks were removed in 2001. Soil <br /> contained elevated levels of motor oil. Tank closur@ was issued by the County on March <br /> 19, 2002. The Tank Closure letter did not alleviate owner responsibility to cleanup <br /> contamination associated with the removed USTs. <br /> • Soil approximately 30 feet bgs in the vicinity of the former gasoline USTs remains <br /> contaminated. <br /> • Pavement staining is evident on the property. <br /> '404 <br /> 02014 Nell O.Anderson&Associates,Inc <br /> A Terracon Company <br />
