No constituents of <br /> concern were detected in the most recent 2010 sampling data. <br /> • Buildings on the property were built around 1967. <br /> • The subject property has been used for agricultur I purposes prior to 1966. Pesticides <br /> may have been used on the property. <br /> • Mosquito abatement ponds were located on the property. Pesticides may have been <br /> applied in these areas. <br /> • An in-ground hydraulic lift with visible corrosion is located in the shop area of the site. <br /> • Twenty-one (21) leaking underground storage tank cases were identified within one-half <br /> mile of the subject property, including the northern adjacent/up-gradient former Shell <br /> Station at 880 Victor Road that historically impacted groundwater at the subject <br /> properly <br /> • Thirteen (13) hazardous materials cleanup and/or remediation cases were identified <br /> within one-half mile of the subject property (one mile for cases on the NPL or state <br /> equivalent). <br /> • Three (3) hazardous materials handlers were identi ed adjacent to the subject property. <br /> • Three underground storage tank facilities were identified adjacent to the subject <br /> property, one currently has LISTS. <br /> 7.2 Opinions <br /> • The subject property is located on several data ases, due to the former LISTS and <br /> associated releases. No Further Action and Tank Closure Letters have been issued; <br /> however, the soil tested 11 years ago indicated ele ated levels of petroleum constituents <br /> are present at 30 feet bgs. This contaminated Soil remains in the subsurface. This <br /> constitutes a REC. <br /> • The staining at the property is considered de min#Ws. <br /> • Kleinfelder tested soil for pesticides at multiple locations on the site, including the <br /> ponds, as part of their Phase II investigations. No aesticides were detected on the site. <br /> Therefore, former pesticide use is not a concern. <br /> • The hydraulic lift on the subject property is old and corroded, and may have leaked. The <br /> lift indicates automotive maintenance activities took place on the property. This is <br /> considered an REC. <br /> • Previously impacted groundwater in the northern portion of the site is likely due to <br /> contamination from the closed LUST at the northern adjacent/up-gradient former Shell <br /> gasoline station at 880 Victor Road, rather than on-site UST releases. The most recent <br /> (2010) data indicates no remaining impact to the site. However, if another release were <br /> to occur from the replaced USTs, groundwater at the site would likely be impacted. The <br /> past and potential future impact to the subject property constitutes an REC. <br /> • The other cases identified in the vicinity of the property, excluding the adjacent gas <br /> station at 880 Victor Road discussed above, appear unlikely to impact the subject <br /> property at this time due to their distance from the subject property, the sampling data <br /> reviewed, and/or the nature of the case. <br /> 02014 Neil O.Anderson&Associates.Inc. <br /> A Tw,.ea Co pv" <br />
