0 0 <br /> Beckman Road Page 23 of 24 <br /> Our Project Number: LES140024 <br /> September 12, 2014 <br /> 7.3 Conclusions <br /> We have performed a Phase I Environmental Site Assessment in conformance with the scope <br /> and limitations of ASTM Practice E1527-13 of 200 N. Beckman Road, Lodi, San Joaquin County, <br /> California, the subject property. Any exceptions to, or deletions from, this practice are <br /> described in Section 2 of this report. This assessment has revealed the following recognized <br /> environmental conditions in connection with the subject property: <br /> • Former leaking USTs were located on the subject property. <br /> • The hydraulic lift on the subject property is old and corroded, and may have leaked. The <br /> lift indicates automotive maintenance activities took place on the property. <br /> • The adjacent property to the north had a LUST case that is now closed, this is a HREC. <br /> If future leaking were to occur it would be a REC. <br /> 7.4 Deviations <br /> No deviation; have been taken from this standard. <br /> 8.0 NON SCOPE SERVICES <br /> 8.1 Recommendations <br /> If contaminated soil is encountered during site constructio it must be dealt with appropriately <br /> (left in-place or disposed of properly), applicable safety protocols should be implemented, and <br /> written notification should be provided to EHD. <br /> If buildings will be located on the subject property, soil vapor testing is recommended based on <br /> the subject property and surrounding properties past and current petroleum products usage, <br /> and contaminated soil left in the subsurface. <br /> The property is not recommended for residential use.
