C. Dean Hubbard
October 13, 2006
Page 11
Summary of Findings:
1. OEHHA assumed that the site contamination is delineated correctly, all analytical data
used are representative and not pretreated with silica gel before analysis, and the metals
concentrations are at background levels.
2. This risk assessment considers soil contamination up to 10 feet bgs only, and does not
consider groundwater contamination.
3. OEHHA recommends the use of surface plus subsurface soil data set.
4. This risk assessment does not consider unrestricted residential land use but evaluates
industrial land use, although the site area is zoned medium residential.
5. Some volatile chemicals were considered non-volatile.
6. Some deficiencies in the indoor and ambient air VOC modeling were noted and the
results recalculated. OEHHA could not verify the model simulating the migration of
VOCs into ambient air.
Conclusions
The performed recalculation demonstrated that no significant risk/hazard is expected to
occur due to the PAH soil contamination down to 10 ft bgs. Soil contamination below 10 ft bgs
and groundwater contamination were not addressed in this risk assessment.
Please do not hesitate to contact me at (916) 322-8364 or by e-mail at
hhristovP,,oehha.ca.Qov, if you have any questions related to this review.
Reviewed by:
James C.
