2101 Webster Street
12th Floor
Oakland, CA 04612 y
(51 O) 663-4100 • FAX (510) 663-4141 Gr=OMATRIX
December 21, 2000
Project 6628.000
Mr. Robert D. Mihalovich
Chevron Environmental Management Company
P.O. Box 6012
San Ramon, California 94583
Subject: Summary of Existing Data and Soil and
Groundwater Sampling Work Plan
990 Beechnut Avenue Property
Tracy, California
Dear Mr. Mihalovich:
Geomatrix Consultants, Inc., (Geomatrix), has prepared this Summary of Existing Data and
Soil and Groundwater Sampling Work Plan on behalf of Chevron Environmental
Management Company(CEMC) for the 990 Beechnut Avenue Property in Tracy, California
(the Site; Figure 1). The purpose of this data summary and work plan is to investigate
petroleum hydrocarbons that previously have been reported in the subsurface in preparation of
the sale of the property. Previous investigations performed at the site indicate the presence of
petroleum hydrocarbons in site soil. This work plan includes advancing twelve soil borings to
a maximum depth of 25 feet below ground surface (bgs) and collecting soil samples to
evaluate the lateral and vertical extent of petroleum hydrocarbon affected soil and assess the
potential risk to human health, and collecting three grab groundwater samples to assess water
quality within and downgradient of the affected soil. A brief summary of the existing data
and the work plan for additional work are described below
SITE BACKGROUND
The site is bounded by Beechnut Avenue to the north, Forest Hills Drive on the east, and
abuts a residential area(Alden Park) to the west and south. The Alden Park area was formerly
used for petroleum storage. From the early 1900s to the mid-1960s, a crude-oil storage,
pumping, and processing facility was located at the Renown Property, located to the east of
the site (Figure 2). Pipelines connecting the Renown Property to facilities on the Alden Park
Property may have been present in the southern portion of the site. In March 1985, petroleum
hydrocarbons were reportedly observed on the Beechnut Avenue and Renown properties
during grading activities for a residential development. Development activities were halted
until environmental investigations could be conducted.
Geomatrix Consultants, Inc.
Engineers, Geologists, and Environmental Scientists
