OL <br /> Consultants <br /> Environmental & Engineering Services <br /> December 18, 2014 <br /> Mr. Johnny Yoakum <br /> San Joaquin County Environmental Health Department <br /> 1868 Hazelton Avenue <br /> Stockton, California <br /> Subject: Phase II Subsurface Investigation Work Plan <br /> 1919 North Broadway Avenue <br /> Stockton, California <br /> AEI Project No. 337833 <br /> Dear Mr. Yoakum: <br /> The following work plan has been prepared by AEI Consultants (AEI) in order to perform a <br /> subsurface investigation at the above referenced property (Figures 1 and 2). <br /> 1.0 Site Description <br /> The property is located on the southwestern corner of the intersection of North Broadway <br /> Avenue and Waterloo Road in a commercial, residential, and light industrial area of Stockton, <br /> California (Figure 2). <br /> Ten storage buildings, a manager's office, and small residence are located on the property are <br /> currently occupied by Waldo Rose Storage. The property is covered by asphalt and the <br /> remainder of the property is occupied by the property buildings. The general land use in the <br /> vicinity of the property is commercial and residential, with some light industrial in the <br /> surrounding area. <br /> The property is relatively flat at an elevation of about 35 feet above mean sea level. <br /> 2.0 Background <br /> As detailed in the Phase I Environmental Site Assessment (ESA), agricultural land has been <br /> associated with the property from at least 1937 to at least 1970. Based on the historical <br /> agriculture use, the potential exists that pesticides, herbicides and fertilizers we used on site. <br /> As such, AEI recommended the performance of a Phase II in order to determine if the property <br /> has been adversely impacted by the former agricultural operations. <br /> The site identified as Crop Production Services at 1905 North Broadway Avenue located <br /> adjacent to the south (hydrologically cross- to down-gradient) of the subject property was <br /> identified in the regulatory database and RWQCB GeoTracker website as an open Spills, Leaks, <br /> Incidents, and Clean Up (SLIC) site.
