Environmental Site Assessment
APN 137-31-10, 11, 12, 13, 14, 16,and 17
Page 3
9. TOXIC PITS - Identifies sites suspected of containing hazardous substances where
cleanup has not yet been completed and are subject to the California Toxic Pits Cleanup
Act.
10. LUST- An inventory of reported Leaking Underground Storage Tank incidents.
It. SWIS - Solid Waste Information System inventory of the solid waste disposal facilities in
California.
12. COUNTY DATA (Landfills, Waste Disposal Facilities, UST's, and Contaminated Sites -
County Departments of Health).
Evaluation and Report Preparation - A written report of the findings of the assessment was
prepared upon completion of the investigation. The report includes information to support
the conclusions reached by Condor that relate to the environmental condition of the Site and
to the potential environmental liability, if any, imposed by the Site or by neighboring
properties within the search area.
1.3 LIMITATIONS AND EXCEPTIONS OF ENVIRONMENTAL ASSESSMENT
The scope of work for this report is intended to provide a limited qualitative review of certain information
related to the possible presence of contamination or pollution (recognized environmental condition) at or
beneath the Site. Condor performed this environmental assessment in accordance with the guidelines set
forth in the American Society for Testing and Materials (ASTM) Standard Practice for Environmental
Site Assessments: Phase I Environmental Site Assessment Process (Designation E-1527-97). This
.ASTM Phase I ESA is thorough, but is not intended to identify all potential concerns, or to eliminate all
risk of the subject property(les) bearing some degree of environmental liability. Condor cannot, and will
not warrant or certify that the Site is free of contaminants because it is impossible to know if such a
condition exists. Although risks can never be eliminated, more detailed and extensive investigations yield
more information. This information may help you better manage your risks. Such detailed services
involve greater expense. We ask our clients to participate in identifying the level of service, which will
provide them with an acceptable level of risk. Please contact Condor personnel responsible for this report
if you would like to discuss this risk issue in greater detail.
The scope of this project was presented in our proposal and contract number 3073 dated July 14, 2000
and subsequently approved by Kevin Dougherty. The scope of work for this project was limited to a
qualitative evaluation or environmental concerns associated with the potential presence of hazardous
materials in conjunction with current and previous activities on the Site and did not include other services
that are not described in this report. Specifically excluded from the scope of work are (1) the evaluation
of the Site for the presence of radon, and lead-based paint, (2) a survey of the site for wetlands or rare and
endangered species, (3) a survey of the Site for historical or cultural resources, and (4) research into the
title history of the Site.
2.0 SITE DESCRIPTION
2.1 LOCATION AND LEGAL DESCRIPTION
The Site lies on the Stockton West, California, U.S. Geological Survey (USGS) 7.5 Minute Topographic
Quadrangle Map.
