JN 40007-097-01 SECOR <br /> l <br /> December 23, 1996 <br /> Mr. Mike Whelan <br /> ARCO Products Company <br /> 704 228th Avenue, Suite 482 <br /> Redmond, Washington 98053 <br /> PROPERTY ACQUISITION ENVIRONMENTAL <br /> SITE ASSESSMENT <br /> Proposed ARCO AM/PM Mini-Market <br /> Southeast Corner of South Main Street <br /> and Industrial Park Drive <br /> Manteca, California <br /> Gentlemen: <br /> At your request, SECOR International Incorporated (SECOR) has prepared the following <br /> "Property Acquisition Environmental Site Assessment"report. The subject property currently <br /> is occupied by two industrial buildings of the Wynn Industrial Center located at 108 Industrial <br /> Park Drive in the city of Manteca, California. <br /> The laboratory analytical test results of soil samples indicated non-detectable concentrations <br /> of TPH, BTEX and MTBE <br /> The laboratory analytical test results of groundwater samples indicated detectable <br /> concentrations of gasoline constituents in the sample obtained from well MW-2, at the <br /> possible location of former USTSs. The other groundwater samples collected from wells <br /> MW-1 and MW-3 and hydropunch sample from soil boring SB-1 show non-detectable <br /> concentrations of TPH and BTEK All groundwater samples show non-detectable <br /> concentrations of MTBE. Groundwater samples collected from wells MW-2 and MW-3 show <br /> non-detectable concentrations of volatile organic compounds by EPA method 8260. This is <br /> inconsistent with EPA method 8015-8020 test results of MW-2. <br /> The groundwater measured in the three onsite wells is 16.40 to 16.73 feet deep and gradient <br /> flows southwest at a 0.00547 ft/ft gradient. <br /> Based on the presence of gasoline constituents detected in the groundwater sample from well <br /> MW-2 at the location of a possible former UST, ARCO may consider additional subsurface <br /> investigation at the site. This would be to assess the extent, probable onsite or offsite <br /> sources, and potential impact of soil and groundwater contamination.
