Winstm#120 <br /> Lodi,CA <br /> ' August S,2002 <br /> 3.0 SITE DESCRIPTION <br /> ' 3.1 SITE LOCATION <br /> The Site is located at 923 South Cherokee Lane in Lodi, San Joaquin County, California(Figure 1). <br /> ' 3.2 SITE DESCRIPTION <br /> The Site consists of approximately 0.45 acres and is currently developed with an approximately 6,800 <br /> ' square-foot(sf), one-story building that supports a showroom, four service bays, an alignment bay, and a <br /> storage area. The building is constructed from a steel frame with corrugated steel siding on a concrete slab <br /> foundation. The roof is corrugated sheet metal supported by steel trusses and steel I beams. The building <br /> ' contains four bays of equal size. The four hydraulic lifts and the alignment rack are situated within the <br /> building so that more than one lift can be accessed through each bay door. The westernmost bay is blocked <br /> and used for tire storage on steel racks. Administrative duties and sales activities are conducted in the <br /> showroom area at the east end of the building. There are restroom facilities also located in this area. The <br /> ' parking area is paved with asphalt and includes curbs and gutters. <br /> South Cherokee Lane borders the Site on the east,and the Site is bordered on the north,west,and south by <br /> ' commercial development. <br /> Selected photographs taken during the Site reconnaissance are included as Appendix B. <br /> 3.3 SITE OPERATION <br /> Winston Tire Store#120 has operated as a retail tire and auto service center since approximately 1981. <br /> ' 3.4 PREVIOUS USE(S) OF THE SITE <br /> Based on historical records reviewed during this ESA, the Site was first developed in 1976 as Doylis Auto <br /> ' Mart. <br /> 3.5 ADJACENT AND SURROUNDING LAND USE <br /> ' The Site is located less than 300 feet south of the intersection of South Cherokee Lane and East Vine Street <br /> on the west side of Cherokee Lane. This section of Cherokee Lane is well developed with commercial and <br /> retail businesses. The adjoining properties are as follows: <br /> ' • North—Budget Inn and Vine Street; <br /> ' • South—Lodi Auto Repair and similar commercial development; <br /> • East—Cherokee Lane. Beyond Cherokee Lane is a Sherman Williams Paint store and similar <br /> ' retail development; and <br /> • West—A strip mall containing several small retail businesses. <br /> No obvious signs of recognized environmental conditions were observed on the adjoining and surrounding <br /> properties during the Site reconnaissance. Observations were restricted to those areas readily observable <br /> from the public right-of-way.
