LIMITED SUBSURFACE INVESTIGATION ' <br /> OF AN AUTOMOBILE REPAIR FACILITY AT ' <br /> 1011 SOUTH CHEROKEE LANE IN THE CITY OF <br /> LODI,(SAN JOAQUIN COUNTY), CALIFORNIA <br /> (J&D Trust) ' <br /> 1.0 INTRODUCTION ' <br /> EarthTouch, Inc., on behalf of Zions Bank, the lein-holder of record, conducted a Limited Subsurface ' <br /> Investigation (LSI) of a commercial use property located at 1011 South Cherokee Lane in the city of <br /> Lodi, (San Joaquin County), California(subject property or site). Zions Bank holds a secured interest in <br /> the subject property and authorized the investigation of the site to evaluate the environmental conditions ' <br /> of the real property collateral and the potential for the operations of the mortgagor, historic site uses, <br /> and/or off-site facilities to have adversely impacted the environmental condition of the site. Prior to this <br /> LSI, a Phase I Environmental Site Assessment (ESA) of the subject property was performed and <br /> identified recognized environmental conditions and other environmental concerns associated with ' <br /> historical uses and the current use of the subject property for automobile service, maintenance, and repair <br /> activities. This report has been prepared to summarize the findings of the LSI conducted at the subject <br /> property and evaluate the recognized environmental conditions of the subject property identified through ' <br /> the Phase I ESA and summarized in Section 1.2. <br /> 1.1 Site Description ' <br /> Improvements to the site included two 1-story buildings; asphalt-paved parking lot, access drive, and <br /> material storage area; perimeter fencings; and landscaping. There was an L-shaped building on the <br /> northeastern portion of the site that included a showroom/lobby/waiting area and warehouse/parts storage ' <br /> area within the eastern part of the building oriented north-south; and a spray-paint booth and roughly 18 <br /> service/work bays in a metal-frame and metal-sided part of the building oriented east-west. The eastern <br /> part of the L-shaped building with showroom and lobby fronted Cherokee Lane with the rear portion of ' <br /> the building(western part) situated along the northern part of the site and composed of service/work bays <br /> ("service shop"). Pedestrian access to the lobby was via pedestrian doors on the north, east, and south <br /> sides of the building. There was a privacy fence extending north-south immediately west of the lobby , <br /> that separated customer areas from vehicle service areas with gated access to the north and south of the <br /> lobby for vehicle access to the service shop. Service/work bays are accessed by roll-up garage doors on <br /> the northern and southern elevations of the structure. There was a rectangular-shaped building (repair <br /> shop)oriented north-south on the western part of the subject property that includes five service/work bays ' <br /> and a car wash. Remaining areas of the site were covered with asphalt. A chain-link privacy fence <br /> extended about the perimeter of the subject property. Customer parking was situated along the eastern <br /> part of the site abutting Cherokee Lane and accessed via two curb-cuts along the street. Landscaping 1 <br /> consists of turf grass,shrubs, and trees in planter boxes and set-backs <br /> Review of historical information indicated that the subject property was developed with a residential ' <br /> dwelling, outbuilding, and vineyard by the early 1920s and continued to be a rural residential land use <br /> property until the early 1960s.
