. -' KLEiNr- ELOL t
• Within '/< mile there are two sites with listed environmental conditions that have caused
contamination to their soil or groundwater.
1. 1325 N. Corral Hollow Road, Cintra Group Properties — listed as being a SLIC site
contaminated with TPH. The site is currently in the Remedial Investigation phase of work.
2. 1325 N. Corral Hollow Road,Tri Star Properties—listed as having a release of gasoline from an
underground storage tank(LUST)in 1997;leak is being confirmed by County.
• Within '/4 to '/2 mile there are 10 other LUST and SLIC sites.
Conclusions
• The two sites at 1325 N. Corral Hollow Road are downgradient of this property, therefore the
contamination caused by the LUST or the SLIC should not pose a threat to this Property.
• Since the other sites with contamination are nearly %, mile away from the subjects Property,
there is no evidence showing that they pose an environmental concern for this Property.
Recommendations
• If further information is desired regarding whether these sites have any liability to the Property
follow-up with SJCDHS should be done to review files that the county may have. This can take
from six weeks to six months since San Joaquin County Department of Health Services takes
weeks to get files pulled to review.
Additional information relative to Kleinfelder's workplan contained in the Geologic Technics
report indicate that groundwater is about 10 feet below ground surface. Groundwater flow
direction based on two groundwater sounding events conducted in February and March 1990
indicated a groundwater flow direction towards the west northwest and towards the northeast,
respectively.
Current Background Data
During grading operations for upcoming residential at the site Teichert Construction observed
stained soils with a petroleum-type odor during the week of June 18, 2001. Fitzpatrick Homes
contacted Kleinfelder to assess this concern. As a result soil has been removed from two
excavations and stockpiled at the site. Confirmation soil sampling has been conducted from both
excavations. Soil is still being removed from a second larger excavation and it appears that
discolored and odiferous soils extend to groundwater. The data thus obtained from these two
excavations is still preliminary. However Fitzpatrick Homes has requested that a concurrent
groundwater assessment be conducted related to the a second larger excavation. The following is
a brief summary of current background data related to these two excavations.
Approximately 75 yards of contaminated soil was removed from a relatively small excavation
one June 20, 2001. This excavation measured approximately 14 by 28 by 5 feet deep. This
excavation is located near the western property boundary behind the former maintenance shop
building of the former R&B Trucking facility. Soil sampling has been conducted within this and
along the sidewalls of this excavation. Based on the preliminary analytical results of the soil
sampling conducted it appears most of the contaminated soil was removed and that groundwater
was probably not impacted from the soil excavated in this area.
20-YPI-628/201 I Pi 80 Page A-5
0 2001,Kleinfelder,Inc.
