7.0 FINDINGS AND RECOMMENDATIONS <br /> This section presents a summary of the principal findings of the Phase I and II <br /> environmental site assessment <br /> 71 FINDINGS <br /> The following summarizes the findings of the Phase I and II environmental site assessment <br /> o The existing facility was constructed in or around 1976 and operated as a <br /> bank branch between 1976 and 1994 <br /> o A Shell-branded gasoline service station was operated on the site between <br /> 1949 and 1975 At least four underground fuel tanks and one waste oil tank <br /> were associated with the Shell station <br /> o According to Bank of the West, the underground tanks were reportedly <br /> removed prior to construction of the existing bank building <br /> o Ground water occurs at a depth of about 28 feet below grade at the site <br /> The anticipated direction of ground water flow is to the northeast <br /> o Soil and ground water beneath the site have been impacted by gasoline <br /> hydrocarbons. The source of the leak appears to be in the vicinity of the <br /> former underground fuel tanks near Borings B-1 and B-2 <br /> o The lateral extent of soil and ground water impacted by gasoline is not <br /> defined It is possible that dissolved gasoline and/or gasoline constituents <br /> may have migrated off site <br /> 7 2 RECOMMENDATIONS <br /> Based on the findings summarized above, Geosystem recommends additional subsurface <br /> investigations, including the installation of ground water monitoring wells The scope of the <br /> investigation should be developed in conjunction with, and approved by, the County prior <br /> to implementation Geosystem also recommends that Shell Oil Company, as the operator <br /> of the former service station, be notified of conditions at the site and given the opportunity <br /> to participate in characterizing the site and selecting an appropriate course of action <br /> 7-1 <br /> G30 SYSTI:M' <br /> Consultants, Inc <br />
