tvo <br /> Phase I Update and Pre-Gas Station Phase 11 Report <br /> Proposed Safeway Store#1769 Gas Station <br /> Stockton, Califomia December 12, 2000 <br /> 1.0 SUMMARY <br /> HSI GeoTrans, Inc. was retained by Safeway Inc. to perform a Phase I Environmental <br /> Assessment Update (Phase I EA Update) and pre-gas station Phase II sampling <br /> program for the Safeway store #1769 proposed gas station site (the Property) located at <br /> 2782 Country Club Boulevard in Stockton, California. HSI GeoTrans was subsequently <br /> retained by the Property owner, Jacobsen Family Holdings II, LLC, to perform the <br /> Phase II sampling work. <br /> For this project, a Phase I environmental assessment report prepared for a larger site <br /> which included the gas station site, was updated for this report. The report is titled <br /> Phase 1 Environmental Site Assessment of Commercial Property, 2780 & 2782 Country <br /> Club Boulevard, Stockton, California 95204, dated January 18, 2000, prepared by ATC <br /> Associates. The purpose of the Phase I EA Update was to compare existing site <br /> conditions regarding known or suspected releases of hazardous substances on or near <br /> the Property with those described during the original Phase I EA report. The purpose of <br /> the Phase II sampling was to provide a baseline assessment of subsurface soil and <br /> groundwater onditions prior to the installation of a Safeway gas station. <br /> HSI GeoTrans found no evidence of the presence of Recognized Environmental <br /> Conditions at the Property, with one exception; low concentrations of MTBE and <br /> xylenes detected in groundwater on the northeast comer of the Property. Fuel releases <br /> have been documented at two nearby gasoline stations (7-11 and Exxon) located north <br /> and east-northeast of the Property, respectively. The regional groundwater flow <br /> direction is reportedly west-southwest; however, the local groundwater flow direction <br /> has been calculated to the east-northeast at the Exxon station and due west and the 7- <br /> 11 station. This variable groundwater flow direction may be due in part to groundwater <br /> pumping from several nearby domestic wells combined with the relatively flat <br /> groundwater table expected in this area. Furthermore, the nearby Sacramento River <br /> may impart tidal influences on the groundwater flow direction in this area. �? <br /> The presence of MTBE and xylenes in groundwater on the Property are not believed to <br /> have originated from the Property, but rather appear likely to be from adjacent leaking <br /> underground storage tank sites, such as the 7-11 site located approximately 100 feet <br /> north from boring SBA. According to Mr. Mike Infuma of the San Joaquin County <br /> Environmental Management Department, a catastrophic gasoline release was <br /> discovered at the 7-11 site when the on-site USTs were replaced in July 1998. No <br /> chemicals were detected in groundwater on the Property in the remaining upgradient <br /> boring locations. <br /> No further site assessment activities are recommended for the Property at this time. <br /> wwRaEcrs%.We"y O4%Stoddw-1o3%1769�_Ei�_Upd8te.aa 2 <br />
